Each stay keeps the rent that was agreed. Changing a room’s rate later never alters an existing tenant’s bill or their history.

What is Nivaas?
Nivaas is rent-management software from Proarc AI for hostels, PGs and rental buildings. It replaces the notebook, the spreadsheet and the WhatsApp thread: rooms and beds, who is staying where, monthly rent, electricity from meter readings, deposits and charges, payments with proof, and month-end billing — all in one place, with every change on record.
How is electricity billed?
Staff record each meter’s reading on a phone once a month. Nivaas works out the units used, applies the tariff in force for that month, and splits a shared room’s cost fairly by the days each person stayed. The bill shows the arithmetic, so a tenant can be walked through it.
What happens with security deposits and damage?
A deposit is recorded as money held, not income. Damage, fines and other charges are raised against the stay, and at move-out Nivaas settles them: what is owed is deducted, the balance is returned on a receipt, and nothing is done by editing a number.
Can my staff use it without changing history?
Yes. Employees record readings, payments and move-ins. Anything that would alter a record already billed — a corrected reading, a voided receipt — becomes a request the owner approves. Every action is logged with who, when and why, and the log cannot be rewritten.
Does it work for more than one property?
Yes. An owner can run several hostels or buildings under one account, give each employee access to only the properties they work in, and see reports across all of them.
Where are tenant documents kept?
ID proofs and payment screenshots are stored privately. There is no public link to a file; every view goes through a signed-in check and is written to an access log.
