Nivaas. Every rupee recorded, nothing overwritten.
Rent, electricity, deposits and payments for hostels, PGs and rental rooms — run from a phone by your staff, watched from anywhere by you. Every payment is a receipt, every bill shows its arithmetic, and history is never edited, only corrected on the record.
The system of record for your building.
Most hostels run on a notebook, a spreadsheet, a calculator and a WhatsApp group. It works until someone asks why a bill is what it is, or what happened to a deposit two tenants ago. Nivaas is the layer that turns rooms, stays, meter readings and payments into one record that explains itself — and that no one can quietly change.
Your staff record a meter reading or a payment in a few taps on their phone. Month-end produces every bill with the working shown. You open the dashboard and see who owes what, which meters are unread, and every change anyone made — with who, when and why.
Ten things it does, properly.
One live picture
Every room and bed, who is in it, what they owe, which meters are still unread — updated as your team records the day.
Rent that remembers
Each stay keeps the rent that was agreed. Changing a room’s rate later never alters an existing tenant’s bill or their history.
Two-tap meter readings
Staff walk the meters once a month and type a number per room. Units, tariff and cost are worked out on the spot; a wrong reading is superseded, never overwritten.
Bills that show their working
Rent prorated to the day, electricity split across a shared room by days stayed, in whole paise. Every line carries its arithmetic.
Payments, advances and refunds
Every rupee received is a receipt, applied to the oldest bill first or to what the tenant chose. Surplus waits as an advance; corrections are voided, not edited.
Deposits & charges, settled honestly
A deposit is money held, not earned. Damage, fines and cleaning are charges against the stay, deducted at move-out, with the balance returned on a receipt.
Staff record, owners approve
Employees run the day. Anything that would change a record already billed becomes a request the owner decides on. Nobody silently alters history.
Documents, private
ID proofs and payment screenshots are stored with no public link; every view is checked and logged.
Many properties, one account
Run several hostels or buildings, give each employee only the ones they work in, and report across all of them.
A record you can stand behind
Every action is logged with who, when and why, in a trail that cannot be rewritten — the thing a dispute, an audit or a sale of the business actually needs.
Any hostel. Any size.
Nivaas is built for anyone who collects rent from rooms — a single PG with twenty beds, a chain of hostels across a city, a landlord with rooms in three buildings. Everything below is in it from day one:
